A tenancy is not created until all required documents have been completed and a lease or rental agreement has been executed by the appropriate parties.

- Submit maintenance requests;
- Update contact information;
- Receive notices or communications; or
- Access other property-related services.
You are responsible for providing accurate information when using these services and for maintaining the confidentiality of any usernames, passwords, or account credentials associated with your account.
You agree to promptly notify Neff Realty LLC if you believe your account or payment information has been accessed or used without authorization.
6. Online Payments
The website or services linked through the website may allow tenants or customers to make payments electronically, including payments by bank account, ACH, debit card, credit card, or other available payment methods.
Online payments may be processed by third-party payment processors or financial service providers. Neff Realty LLC does not necessarily receive or directly store all payment card or banking information entered through third-party payment systems.
Additional fees, processing times, returned-payment fees, or other payment conditions may apply depending on the payment method and the terms of your lease, rental agreement, invoice, or other agreement.
Submitting an online payment does not modify the terms of an existing lease or other agreement.
If there is a conflict between information displayed on the website or payment portal and the terms of an executed lease, rental agreement, or other written contract, the applicable written agreement will control to the extent permitted by law.
7. Maintenance Requests and Emergencies
If the website allows tenants to submit maintenance requests, those services are intended for routine maintenance matters unless otherwise stated.
Do not use an online maintenance request form to report an emergency requiring immediate police, fire, or medical assistance. Call 911 for emergencies requiring emergency services.
For urgent property-related issues, tenants should use the emergency or after-hours contact procedures provided by Neff Realty LLC for their property.
Submitting an online maintenance request does not guarantee that the request has been immediately received, reviewed, or scheduled.
8. Electronic Communications
When you voluntarily provide your email address or telephone number, you may receive communications from Neff Realty LLC related to your inquiry, application, tenancy, property, account, payment, maintenance request, or other business relationship with us.
Certain electronic communications may require separate consent. Where required, Neff Realty LLC will request that consent before using your information for those purposes.
You are responsible for keeping your contact information current.
By opting in to receive SMS communication from Neff Realty LLC, you may expect to receive SMS messages for use in troubleshooting and testing. You can cancel the SMS service at any time. Simply reply “STOP” to the SMS text message. Upon sending “STOP,” we will confirm your unsubscribe status via SMS. Following this confirmation, you will no longer receive SMS messages from us. To rejoin, sign up as you did initially, and we will resume sending SMS messages to you.
